Santa Fe Springs - Phases I and II

Phase I is being developed on 26,285 SF lot (.6 acres). The building will include three stories of Type V construction with on grade parking space. There will be 44 units of which 42 will be single efficiency (475 SF) in the building containing a community room, kitchen, case management offices and managers’ unit into the project’s modern design. This site will also include open space and a separate community building which will be made available to residents for their own use. 

Phase II
is being developed on a 36,371 SF (1.45 acre). The building will include three stories of Type V construction over a one-story Type I podium for community spaces, supportive services office, tenant amenities and separate commercial space for lease. Above the podium there are 88 units of which 87 will be single efficiency units (450 SF) in one building containing a community room, kitchen, case management offices and resident managers unit into the projects modern design. The site will include open space and a separate community building which will allow for communal gatherings and will be made available to residents for their own use.

The Walk Residences

The Walk Residences is a single, new construction, multifamily residential building with 58 units (47,870 SF) located at the Norwalk Civic Center. The project will consist of mixed one-bedroom and three-bedroom units as part of a larger mixed-use residential and commercial community. The project will have community rooms, laundry rooms and three rooftop decks for recreation and family time, resident gatherings, and more.

The Lofts at Firestone

The Lofts at Firestone is a 76-unit development in the City of Norwalk. It will be constructed on 60,190 SF (1.38 acre) as a Type V on grade structure. The project will consist of mixed studios, one bedroom, and two bedrooms. The project will have a community room, laundry room and a recreation area for resident gatherings. It is the residential component of a larger mixed-use dynamic project that includes retail development along the historic Front Street.

Lynwood Homes

The proposed project is located on undeveloped land bounded by Fernwood Avenue to the north, N. Alameda Avenue to the west, and E. Imperial Highway to the south. The project will provide a mix of housing opportunities for the residents of Lynwood. The developer is proposing two residential developments:

Homeownership:
Approximately 20 townhomes ranging from two to three bedrooms. A percentage of homes will be targeted to low and moderate-income first-time homebuyers to facilitate home ownership opportunities for residents. The townhomes will include garages and open space for each home. 

Rental:
Approximately 70 units for large families and Transition Aged Youth (TAY), aging out of the foster care system.  The mix will include 50 units considered permanent supportive housing for TAY and 20 units for families needing 3-bedroom units.  The development will include amenities such as a gym, community room, playground, BBQ space as well as on-grade parking for the units.

Primestor’s target markets are characterized by large and growing demand that outstrips supply. Because Primestor is deeply engaged in the urban minority markets in which we operate, we have boots-on-the-ground knowledge on the residential solutions required for different communities and demographics.

Our objective is to build residential developments that will yield the best long-term sustainable footprint by developing sites that provide attractive investor returns and meet the needs and aspirations of the community.

Master planning

Primestor is actively involved in large-scale community master planning and redevelopment of urban communities. Our projects include residential, retail, mixed-use, and recreational facilities.
